Gibbs Building Services exists to deliver refurbishment and capital improvement works with a safety-first, customer-led approach—planned properly, sequenced intelligently, and executed to a consistent standard. We support housing providers, main contractors, and commercial clients across London and the South East, taking projects from early planning and scope development through to delivery, handover, and post-completion support.
Our strength is in controlled delivery. We manage trade packages and work sequencing with discipline, coordinating interfaces across our wider group divisions to keep programmes moving and reduce disruption—particularly in occupied or operational environments. Delivery is supported by a blended model of in-house capability and vetted specialist partners, giving clients the right expertise for each workstream without losing accountability or consistency.

Planned & Responsive Maintenance
Gibbs Group delivers planned and responsive maintenance focused on the core building systems that protect safety, performance, and compliance: building fabric repairs, mechanical & electrical, and active and passive fire protection. We understand that maintenance only works when delivery is flexible, well-sequenced, and tightly managed, so we build practical programmes that respond quickly to priorities while maintaining consistent standards on site.
Our building-related repairs cover the day-to-day issues that impact condition and continuity, including internal and external fabric repairs, fault diagnosis, and remedial works that keep assets watertight, secure, and operational. We coordinate access, manage interfaces, and communicate clearly so works can be delivered efficiently—particularly in occupied or live environments.
Across mechanical and electrical, we support clients with installation, repair, and maintenance activities that keep systems safe and performing as intended. This includes planned testing and remedials, responsive fault resolution, and upgrade works where required—delivered through a blended model of in-house capability and vetted specialist partners to match the right expertise to each workstream.
For fire safety, we provide both active systems and passive fire protection as part of ongoing compliance and improvement programmes. Active works include the installation, testing, and maintenance of fire alarms and emergency lighting, while passive fire measures—such as compartmentation support, fire stopping, and fire door-related works—are delivered with competent specialist partners where required. Across all fire maintenance, we prioritise controlled delivery and clear, auditable documentation that supports building management and inspection readiness.




Builders Works In Connection (BWIC)
Our Builders Works in Connection (BWIC) service ensures the building fabric is properly prepared so mechanical, electrical and fit-out works can progress cleanly, safely, and without delay. We carry out the enabling works that sit around MEP installations—opening up, forming, adapting and making good—then finish with disciplined sealing and reinstatement so the building’s integrity, safety and compliance are maintained.
This includes cutting, forming and drilling through walls, floors and ceilings to create coordinated routes for services, while ensuring the structural integrity of the building is not compromised. We also undertake chasing to block and brickwork for conduits and pipework, lifting and reinstating floors where required, and completing making-good works to a consistent standard so finishes are ready for the next trade.
Where the scope demands it, we coordinate specialist activities such as asbestos removal through competent partners, managing interfaces carefully to protect programme and site safety. We also support plant movement and removals as part of refurbishment or upgrade works, ensuring access, logistics and reinstatement are controlled and well managed.
Critically, once services are installed, we seal gaps, joints and penetrations to help maintain fire compartmentation and limit the spread of fire and smoke—leaving clear, compliant outcomes that support safe handover and long-term building management.
